Hyderabad: The Telangana Real Estate Regulatory Authority (TG RERA) has imposed a combined penalty of Rs 8,57,697 on builders Green Metro Pvt. Ltd and Bhuvanteza Infra Projects Pvt. Ltd for failing to register flats in the Tulasi Bhagyanagar project in Dundigal. The decision comes after buyers complained they had made full or partial payments. The buyers had entered into agreements with the builders in 2020 and 2021 but their flats remained unregistered and the builders were unresponsive thereafter. RERA found Green Metro Pvt. Ltd had cancelled the allotments of several buyers without valid reasons, violating the agreement terms. The builder also failed to deliver the flats or refund the payments on time, raising concern among the buyers. TG RERA ruled that the cancellation was improper and instructed the builder to register the flats for the affected buyers.Bhuvanteza Infra Projects Pvt. Ltd was also found to be at fault for acting as an unregistered real estate agent and misrepresenting itself as the project’s owner. The builder had violated consumer protection laws by selling flats without proper registration, RERA noted, adding the builders had not followed the rules set under the Real Estate (Regulation and Development) Act, 2016.
