Hyderabad:Revenue minister Ponguleti Srinivas Reddy on Tuesday said the government would take all necessary measures to protect land worth thousands of crores of rupees belonging to the Telangana State Housing Board and Deccan Infrastructure and Land Holdings Ltd (DILL). He stated that the government would not spare anyone who encroaches on Housing Board land and had allocated `25 crore to build compound walls for securing them.He also said that the government is taking steps to reclaim lands given to private entities as part of the 21 joint venture projects that have not been utilized as per norms.The board, which was projected to garner `960 crores through these ventures, has received only `589 crores so far. Of these projects, two were undertaken under the equity model, while the remaining 19 were based on a 60:40 ratio (Board:Private entity). The majority of its lands are in Hyderabad, Rangareddy, and Medchal districts. Last year, the government collected `45 crores from these dues.The joint venture partners have so far taken advantage of indecision and disputes that arose over disagreements on the profit-sharing mechanism, developers’ tentative proposals for exiting projects pending decisions, failure to construct houses for low-income groups, requests for interest waivers, third-party registrations, among other issues.A total of 18 acres have been recovered from two private entities, and notices have been issued to some of these project owners. The prime property among them is Lulu Mall, which officials say has been constructed on land given on an unauthorised lease by Manjeera Constructions. About `100 crores is due to the board on this account.The board recently won a legal dispute with Indu Eastern Province Projects Ltd in Bandlaguda, recovering eight acres of land, and a compound wall has been built to protect it. Additionally, 7.32 acres of land given to Madhucon Projects in Kukatpally, on which it failed to undertake the project, has been reclaimed and secured with a perimeter wall.Lands belonging to the Housing Board, DILL, and open government lands across the state have been surveyed and geo-tagged. Walls securing 410 acres of Housing Board lands are set to be completed shortly. Compounds securing 943.52 acres of DILL lands will be secured by June of this year. Security guards will be appointed, and CCTV cameras will be installed at these sites, which will be linked to a satellite monitoring system in the future.
